Andelsboliglovens \u00a7 5 regulerer maksimalprisreglerne for andelsboligforeninger, hvilket d\u00e6kker over den pris, en andel maksimalt m\u00e5 overdrages til.<\/p>\n<p>Andelsboliglovens \u00a7 5, stk. 2\u00b4s tre v\u00e6rdians\u00e6ttelsesprincipper for fasts\u00e6ttelse af v\u00e6rdien af forenings ejendom er f\u00f8lgende:<\/p>\n<ol>\n<li>\u00a0anskaffelsesprisen,<\/li>\n<li>den kontante handelsv\u00e6rdi som udlejningsejendom p\u00e5 grundlag af en vurdering, der ikke m\u00e5 v\u00e6re \u00e6ldre end 18 m\u00e5neder, og som er foretaget af en valuar med indsigt i prisfasts\u00e6ttelsen og markedsudviklingen for udlejningsejendomme (valuarvurdering), eller<\/li>\n<li>den senest ansatte ejendomsv\u00e6rdi med eventuelle reguleringer efter \u00a7 3 A i lov om vurdering af landets faste ejendomme (offentlig vurdering).<\/li>\n<\/ol>\n<p>Som f\u00f8lge af at ejendomsv\u00e6rdians\u00e6ttelsen for erhvervsejendomme, herunder andelsboligforeningers ejendomme, er afskaffet, p\u00e5virker dette v\u00e6rdians\u00e6ttelsesprincippet den offentlige vurdering i andelsboligloven.<\/p>\n<p>For at afb\u00f8de denne p\u00e5virkning, foresl\u00e5s der med lovforslaget \u00e6ndringer i to af v\u00e6rdians\u00e6ttelsesprincipperne i andelsboligloven, hvorefter den g\u00e6ldende andelsboliglovs \u00a7 5, stk. 2, litra b, \u00e6ndres ved, at gyldighedsperioden p\u00e5 en valuarvurdering forl\u00e6nges fra 18 til 42 m\u00e5neder.<\/p>\n<p>Endvidere \u00e6ndres den g\u00e6ldende andelsboliglovs \u00a7 5, stk. 2, litra c, hvorefter den seneste ansatte offentlige ejendomsv\u00e6rdi (typisk fra \u00e5r 2012) kan nettoprisindeksreguleres.<\/p>\n<p>Det forsl\u00e5s at \u00e6ndringerne tr\u00e6der i kraft den 1. januar 2023.<\/p>\n<p>Vi holder \u00f8je med h\u00f8ringsforslaget og du holder dig orienteret ved at <a href=\"https:\/\/unik.dk\/nyheder\/\">tilmelde dig vores nyhedsbrev her. <\/a>Nyhedsbrevet udkommer ca. 1 gang pr. m\u00e5ned.<\/p>\n","protected":false},"excerpt":{"rendered":"<p>Opdateret den 6. juli 2022 Der er i sidste uge udsendt lovforslag i h\u00f8ring vedr\u00f8rende \u00e6ndring af andelsboliglovens v\u00e6rdians\u00e6ttelsesprincipper.
